MOTOR VEHICLE INFORMATION
TO OBTAIN CREDIT FOR A MOTOR VEHICLE YOU NO LONGER POSSESS THE CREDIT IS AUTOMATIC IF THE PLATES ARE TRANSFERRED TO A REPLACEMENT VEHICLE.

IF PLATES WERE NOT TRANSFERRED PLEASE SUBMIT
TWO FORMS OF PROOF.  THE PLATE RECEIPT AND PROOF THAT CLEARY SHOWS THE DATE OF DISPOSITION AND IDENTIFIES THE SPECIFIC MOTOR VEHICLE IN QUESTION INCLUDING THE VIN NUMBER.  PLEASE SEE MOTOR VEHICLE QUESTIONS AND ANSWERS TO THE RGHT FOR ACCEPTABLE FORMS OF PROOF.

INFORMATION ON ELDERLY, TOTALLY DISABLED HOMEOWNERS AND ADDITIONAL VETERANS TAX CREDITS

Every year the State of Connecticut offers a program for Elderly Homeowners and Totally Disabled Persons.  First year applicants must apply in person to the Assessor’s office no later than May 15, 2025.

The qualifying income limits this year are $45,200 for an unmarried person and $55,100 for a married couple.  In order to qualify proof of all income must be submitted along with an application.  Veterans who are receiving an exemption under 12-81 of the CT General Statutes may also be eligible for an additional exemption providing the same income requirements are met.

ASSESSORS FIELD WORK NOTICE
The Assessor will be out conducting exterior inspections for building permits throughout the spring, summer, and fall seasons. If you know you have an open permit and would prefer to schedule an appointment please contact the office as soon as possible.

Objective:


The Town of North Canaan Assessor’s office primary mission is to discover, list and value all taxable and non-taxable real property, personal property including un-registered motor vehicles and Connecticut registered motor vehicles garaged in North Canaan annually within the town pursuant to all applicable Connecticut General Statutes.  The office provides important mapping, parcel data and ownership/assessment information and assistance to taxpayers and government agencies. 


Assessments are compiled annually into a document known as the Grand List.  The Assessor strives to develop values with fairness and impartiality in accordance with the laws of the State of Connecticut and Office of Policy and Management.  Individual assessments in the Grand List distributes an individual taxpayer’s property tax liability. The office also administers many State and local tax credit and exemption programs;

The current Real Estate, Personal Property and Motor Vehicle mill rate: 2024 - 24 mills or $24 per $1,000 of assessment.  

Ex: $100,000 assessed value * .024 = $2,400.00 tax


In the State of Connecticut, property taxes are ad valorem; this means they are based on the value of the property.  Per Connecticut General Statute §12-62a, property is uniformly assessed as of the October 1st assessment date (which is oftentimes referred to as the Grand List date).  Assessments are 70% of the value of the property.  For motor vehicles, as of 10/1/24 the assessment will be based on the MSRP of the vehicle with a depreciation schedule set forth by OPM.  See "Resources" for more information.  For Real Estate, the assessment is 70% of the market value of the property as of the last revaluation. (2022) Currently, Connecticut law mandates revaluations occur every five (5) years to update the values based on the changes in the market.
